NOTICE OF PUBLIC HEARING
 TAKE NOTICE that on the 4th day of November, 2025, at the hour of 6:00 p.m., or as soon thereafter as the matter may be heard, the Planning and Zoning Commission of the Village of Bloomingdale will conduct a public hearing at the Bloomingdale Village Hall, 201 South Bloomingdale Road, Bloomingdale, Illinois, upon an application submitted by Michael Carr (the Applicant), for the property owned by the Village of Bloomingdale (the “Owner”) at 102 Third Street, (the “Subject Property”), legally described herein. The applicant seeks the necessary zoning relief for the purpose of redeveloping the property for the construction and operation of The Cigar House. (“Project”).
Without limiting the generality of the foregoing, the Application requests approval of the following:
1. A special use permit for a Planned Development and other approvals required to allow for operation of a tobacco shop (the Cigar House) including retail sales and consumption of products, on Subject Property;
2. Exceptions from the Zoning Ordinance including, but not limited to:
a. Floor area ratio
b. Building setbacks
c. Building height
3. Final Site Plan Review, and;
4. Such other zoning permission or relief related to said application as identified during the public hearing process (collectively, "Application").
The subject property, which is zoned B-2/OT Old Town Preservation District, is located within the corporate limits of the Village of Bloomingdale and is legally described as follows:

LOT 2 IN RESUBDIVISION OF OLD TOWN SUBDIVISION, BEING A SUBDIVISION OF LOT 1 OF 112 WEST LAKE STREET SUBDIVISION, IN THE EAST 1/2 OF THE NORTHWEST 1/4 OF SECTION 15, TOWNSHIP 40 NORTH, RANGE 10, EAST OF THE THIRD PRINCIPAL MERIDIAN, ACCORDING TO THE PLAT THEREOF RECORDED OCTOBER 24, 2017 AS DOCUMENT NO. R2017-109430, IN DUPAGE COUNTY, ILLINOIS.

 A copy of the Application is on file with the Village Clerk of the Village of Bloomingdale and is available for public inspection at the Bloomingdale Village Hall during normal business hours. Members of the public are invited to attend the public hearing, at which time an opportunity will be given to address the members of the plan commission.
 This notice is given pursuant to 65 ILCS 5/11-13-14 and the Village of Bloomingdale Zoning Ordinance.
