PUBLIC NOTICE is hereby given pursuant to an application / petition having been duly filed with the Wauconda Village Clerkâs office requesting the combined Zoning Board of Appeals / Plan Commission (the âCommissionâ) of the Village of Wauconda, Illinois will hold a public hearing on Wednesday, June 3rd, 2026 at the hour of, or soon after, 6:00 p.m. in the Board Room of Village Hall, 101 N. Main Street, Wauconda, Illinois, at which day, date, time, and place the Commission will consider, for the purposes of making a recommendation to the Village Board of Trustees, the following:
The Public Hearing is to consider, review and send recommendations to the Village Board of Trustees regarding an application for a variation request pursuant to the Wauconda Municipal Code, Title XV - Land Use, Chapter 155 - Zoning Code, Section 100 - Zoning Board of Appeals, Subsection (d) Variations (1) â" (3).
The request is for the Commission to consider an application / petition for a variation filed by the owner, Tim Malinowski, 811 Woodland Road, Wauconda, IL from Title XV â" Land Use, Chapter 155 - Zoning Code, Section 155.023 â" Bulk Requirements and Section 155.046 â" Accessory Structures and Uses. The petitioner is requesting variations to allow rear yard coverage to exceed the maximum permitted and to allow an accessory structure to be located less than five feet from the property line in order to construct a garage addition and driveway.
The subject property is 811 Woodland Road and is legally described as follows:
LOT 32 IN MAIMANâS LAKESIDE SUBDIVISION, BEING A SUBDIVISION OF THE SOUTHEAST ¼ OF THE SOUTHEAST ¼ OF SECTION 24, TOWNSHIP 44 NORTH, RANGE 6, EAST OF THE THIRD PRINCIPAL MERIDIAN (EXCEPT THE EAST 400 FT THEREOF) ACCORDING TO THE PLAT THEREOF RECORDED OCTOBER 31, 1923 AS DOCUMENT 231764, IN BOOK âMâ OF PLATS, PAGES 38 AND 39, IN LAKE COUNTY ILLINOIS.
The Public Hearing will be held at the location identified above. Anyone wishing to be heard for or against the petition request may submit statements orally or in writing or both. Written comments may be submitted by email to CD@Wauconda-il.gov or mailed to the Village of Wauconda, Attn: Department of Community Development Staff, 109 W. Bangs Street, Wauconda, IL 60084.
A copy of the application/petition requesting said petition is available for public inspection at the Office of the Village Clerk, 101 N.
