The Village of West Dundee Planning and Zoning Commission will hold public hearings in consideration of the following:
Petition 25-09: A Planning & Zoning Application has been filed by Meadow House LLC requesting a Special Use Permit to allow Short Term Rental use of the principal structure commonly known as 3103 Binnie Road, legally described as follows:
LOT 1 OF THE MAPLES, BEING A SUBDIVISION OF PART OF THE SOUTHWEST QUARTER OF SECTION 17, TOWNSHIP 42 NORTH, RANGE 8, EAST OF THE THIRD PRINCIPAL MERIDIAN, IN KANE COUNTY, ILLINOIS, ACCORDING TO THE PLAT THEREOF RECORDED ON NOVEMBER 9, 2023 AS DOCUMENT NO. 2023K039567, AND AS CORRECTED BY THAT CERTAIN CERTIFICATE OF CORRECTION RECORDED ON AUGUST 12, 2024 AS DOCUMENT NUMBER 2024K028330, IN KANE COUNTY, ILLINOIS. The applicant is requesting consideration pursuant to Section 10-4A-2: RE-1 Residential-Estate Dwelling District Special Uses of the West Dundee Municipal Code.
Petition 25-10: A Planning & Zoning Application has been filed by Joseph C. Haubert for the purpose of locating a hardscaped patio, privacy screening and hot tub within the westernmost interior side yard of the principal structure commonly known as 415 Oregon Avenue and legally described as follows:
THE WEST 1/2 OF LOT 3 AND THE EAST 1/2 OF LOT 4 IN BLOCK 9 OF JOSEPH RUSSELL'S ADDITION TO DUNDEE, NOW WEST DUNDEE, KANE COUNTY, ILLINOIS, AS THE SAME APPEARS ON FILE AND OF RECORD IN THE OFFICE OF THE RECORDER OF KANE COUNTY, ILLINOIS, IN THE VILLAGE OF WEST DUNDEE, KANE COUNTY, ILLINOIS. The applicant is requesting consideration of a variation from minimum yard setback regulations of Section 10-4F: R-3 Single Family Detached Dwelling District Regulations and 10-3-11: Permitted Obstructions in Required Yards.
The West Dundee Planning and Zoning Commission will hold these public hearings on Monday, July 28, 2025 at 7:30 p.m., at Village Hall, 102 South 2nd Street, West Dundee. All interested parties are welcome to attend. Attendees who choose to address the Commission will provide their name and address for the record and be sworn in prior to providing comments.
