NOTICE IS HEREBY given that the Roselle Planning & Zoning Commission will hold Public Hearing PZ 23-1106 on Tuesday, November 4, 2025. The Planning & Zoning Commission will meet at 7:00 pm at the Roselle Village Hall, 31 S. Prospect Street, Roselle, Illinois to consider the petition of Nerge Real Estate LLC for rezoning upon annexation from R-4 Single Family Residence District in unincorporated Schaumburg Township (Cook County) to R-2 Single Family Residence District; a preliminary plat of subdivision; a variation from Section 9.01B(2)(c) of the Subdivision Ordinance to permit less than 27 foot paving width at the cul-de-sac bulb; a variation from Table A of the Subdivision Ordinance to permit less than 66 foot right-of-way width and less than 28 foot pavement width of Lucky Court; a variation Section 9.03(a) of the Subdivision Ordinance to permit no sidewalk the full length of Lot C. The subject property is commonly known as 199 E. Nerge Road, Roselle, IL, 60172. PIN: 07-34-401-025-0000. The property is generally located on the south side of Nerge Road between Roslyn Road and Larson Lane. The subject property is 4.63 acres (approximately 201,571.55 square feet).
