NOTICE OF PUBLIC HEARING
PUBLIC NOTICE is hereby given that the Village of Glen Ellyn (âVillageâ) Zoning Board of Appeals will conduct a public hearing on July 8th, 2025 at 7:00 p.m. at the Galligan Board Room, Glen Ellyn Civic Center, 535 Duane Street, Glen Ellyn, Illinois 60137 on the application of American Gardens LLC (âPetitionerâ) on behalf of Tom and May MacDonald (âProperty Ownersâ) for approval of Variations from the Glen Ellyn Zoning Code set forth below to accommodate the construction of a pergola and paver patio that is in non-conformance to Village code requirements. The subject property is located in the R2 Residential District and located at 564 N. Main Street, Glen Ellyn, Illinois 60137.
The property owner is requesting approval of zoning variations from the Glen Ellyn Zoning Code as follows:
1. Section 10-5-5(B)(4)(3)(C) to allow the construction of a pergola to be twenty-six feet (26â-0â) in length in lieu of the maximum allowed length of twenty feet (20â0â).
2. Section 10-5-5 (B(4)(3)(D) to allow the construction of pergola to be three hundred and seventy-seven square feet (377 sqft) in area in lieu of the maximum allowed two-hundred and fifty square feet (250 sqft).
3. Section 10-5-5(B)(4)(19) to allow the construction of a paver patio and other improvements that would have a total rear yard impervious surface coverage of 59.5% in lieu of the maximum allowed 50% impervious surface coverage allowed in the required rear yard.
4. Section 10-5-5(B)(4)(29) to allow the construction of recreation equipment (grill station) to be located ten feet (10â-0â) from the property in lieu of the required distance of twelve feet and eight inches (12â-8â) from the property line.
The property is zoned R2 Residential District, and is legally described as follows:
THE EAST 192.9 FEET OF LOT 3 IN BLOCK 22 OF COUNTY CLERKâS SECOND ASSESSMENT DIVISION IN SECTION 11, TOWNSHIP 39 NORTH, RANGE 10, EAST OF THE THIRD PRINCIPAL MERIDIAN, ACCORDING TO THE PLAT THEREOF RECORDED JULY 3, 1906, AS DOCUMENT 88052, IN DUPAGE COUNTY, ILLIONS.
