NOTICE OF PUBLIC HEARING
PUBLIC NOTICE is hereby given to all persons concerned that on the 25th day of June, 2025 at 7:00 p.m., the Plan Commission and Zoning Board of Appeals of the City of Batavia will meet and a Public Hearing will be held in the City Council Chambers in the City of Batavia Government Center, 100 North Island Avenue, Batavia. The Public Hearing will be held pursuant to Chapters 5.2 and 5.5 of the Batavia Zoning Code (City Code Title 10) to consider an application for variances to the Batavia Zoning Code. The applicant is requesting variances from Table 2.203 to replace an existing deck and to restore and expand existing residenceâs structure within its current building footprint at 329 S Harrison St. A variance is also sought for the existing structureâs setback of 333 S Harrison St. The following variances are requested:
⢠Table 2.303 to allow the existing footprint of the front home (329 S Harrison) to have an interior side setback for the north property line at its closest point of approximately 4.87 feet, instead of the required interior side setback of 10 feet, a variance of 5.13 feet.
⢠Table 2.303 to allow the existing footprint of the rear home (333 S Harrison) to have an interior side setback for the south property line at its closest point of approximately 2.23 feet, instead of the required interior side setback of 10 feet, a variance of 7.77 feet.
⢠Table 2.303 to allow the existing footprint of the elevated rear deck on the front home (329 S Harrison) to have an interior side setback of approximately 6 feet, instead of the required interior side setback of 10 feet.
⢠and other Zoning Code variances that may be required for the proposed plan.
The subject property is located at 329 & 333 South Harrison Street, Batavia IL 60510 (PINs: 12-22-302-086, 12-22-302-087, 12-22-302-088). The properties are zoned R2 Two Family Residential District. The applicant and property owner is Vince Giuliano.
The meetingâs agenda and packet will be posted a minimum of 72 hours before the meeting at: www.bataviail.gov/agendacenter Public comments may also be emailed to drackow@bataviail.gov prior to 5:00 PM the date of meeting for entry into the hearing public record.
Information regarding the proposed amendments is available for review at the Community and Economic Development Department in the City of Batavia Government Center Building during normal business hours. You may also contact the Community Development Department at 630-454-2700.
