PUBLIC NOTICE IS HEREBY GIVEN that a Public Hearing will be held by the Village President and Trustees of the Village of Buffalo Grove on Monday, November 3, 2025 at 7:00 P.M. in the Council Chambers, Buffalo Grove Municipal Building, 50 Raupp Boulevard, Buffalo Grove, IL concerning the following matter:
SUBJECT: A petition to the Village of Buffalo Grove for consideration of an annexation agreement and annexation with a re-zoning to the R-9 Multiple-Family Dwelling District, a Special Use for a Residential Planned Unit Development, a Plat of Subdivision, and approval of a Preliminary Plan with the following variations to the Buffalo Grove Municipal Code:
1. The following Variations from the Zoning Ordinance:
a. Variations to Section 17.40.050 and 17.28.050 to decrease the minimum front, corner side, and rear yard building setbacks as well as the setback from the PUD boundary that is adjacent to single-family residential properties; and
b. Variation to Section 17.28.050 to reduce the minimum building separations; and
2. The following Variations from the Development Ordinance:
a. Variation to Section 16.50.070 to allow for reduced right-of-way widths and a deviation from standard street widths for certain portions of the development; and
b. Variation to Section 16.50.070 to decrease the minimum grade of streets as depicted on the engineering plans; and
c. Variation to Section 16.30.030 to deviate from the lot grading requirements as depicted on the engineering plans; and
d. Variation to Section 16.50.150 to waive curb and gutter requirements around the parking lot east of building 21; and
e. Variations to Section 16.30.030 and Section 16.50.080 to waive sidewalk and parkway requirements thereby reducing sidewalks to one side of First Street and allowing carriage walks as depicted on the engineering plans; and
3. The following Variations from the Sign Ordinance:
a. Variation to Section 14.20.010 to allow the temporary entrance billboards to exceed the maximum width and the overall sign area; and
b. Variation to Section 14.16.010 to allow two residential development signs to exceed the height limitation and be placed within the required setback area; and
Pulte Home Company, LLC is proposing to construct a 90-unit townhome development on the approximately 11.2-acre site to be called Prairie View Towns. The property is located in unincorporated Lake County and is currently zoned for residential and commercial uses.
