NOTICE OF PUBLIC HEARING
PLAN AND ZONING COMMISSION
The Plan and Zoning Commission of the Village of Northfield will hold a Public Hearing on Monday, May 4, 2026, beginning at 7:00 p.m. at the Northfield Village Hall, Board Room, 361 Happ Road.
1) 464-466- 480 CENTRAL AVENUEâ" The Petitioner is requesting approval of a Planned Unit Development (P.U.D.) to build a 92 unit apartment building, with four residential levels and a lower level of parking. As part of their P.U.D. application the Petitioner is requesting relief from the followingZoning Code standards:
a. A variation from the maximum building height of 55â (Appendix A, Article XII.2, Section 12.2.4), to allow elevator overruns to reach a height of 57â;
b. A variation from the maximum 4 stories permitted (Appendix A, Article XII.2, Section 12.2.4), to allow for a building of 5 stories;
c. A variation from the required 10â east front setback for accessory stairs and ramps (Appendix A, Article XVIII, Section 18-2 Table), to allow for a 0â east front yard setback;
d. A variation from the maximum stair height of 5â (Appendix A, Article XVIII, Section 18-2 Table), to allow for 5.5â high stairs and ramps;
e. A variation from the required complete screening of generators (Appendix A, Article XVIII, Section 18-2 Table), to allow for the omittance of generator screening;
f. A variation from the required 181 parking spaces (Appendix A, Article XX, Section 20.2.F) to allow for 178 parking spaces;
g. A variation from the required 3 loading berths (Appendix A, Article XX, Section 20.3.A), to allow for 1 loading berth;
h. A variation from the minimum required parking space setback of 5â from the lot line (Appen dix A, Article XX, Section 20.4.A), to allow for parking space north and west setbacks of 0â from the lot line;
i. A variation from the minimum required drive aisle width of 24â(Appendix A, Article XX, Section 20.5.B), to allow for outdoor parking drive aisles as narrow as 19â.

2) 464-466- 480 CENTRAL AVENUEâ" The Petitioner is requesting approval of a Plat of Consolidation that would combine the properties at 464 Central Avenue, 466 Central Avenue, 480 Central Avenue, a small portion of the property at 400 Central Avenue and a remnant of the Villageâs abandoned Hawthorne Lane right of way, into one 2.13 acre lot. In conjunction with the consolidation, the petitioner is proposing to dedicate a small sliver of land that touches the west end of Oak Street. The Petitioner is also seeking relief from Section 3.2.H.2 of the Subdivision Ordinance which prohibits acute angled lot corners.
