NOTICE OF PUBLIC HEARING
NOTICE IS HEREBY GIVEN that a public hearing at a meeting of the Village of Lisle Planning and Zoning Commission will be conducted in-person on May 20, 2026 at the hour of 7:00 p.m. in the Lisle Village Hall, 925 Burlington Avenue, Lisle, Illinois 60532, to consider the following requests:
1. Major change to the Corporate Lakes, Phase 1, Planned Unit Development under Sections 5 7-4 (note 1), 5-7-9(H), 5-17-12(G) and 5-18-7(A) of the Lisle Village Code.
2. Special use permit for the Kindi Academy â" Cabot Drive Planned Unit Development with the following departures:
a. In accordance with Section 5-18-4 and 5-18-6 of the Lisle Village Code, a waiver from the requirement to provide a soils report prepared by an Illinois licensed Professional Engineer.
b. In accordance with Sections 5-18-4 and 5-18-6 of the Lisle Village Code, a waiver from the requirement to provide density information other than the statement that there is no density contemplated by the special use.
c. In accordance with Sections 5-4-3 and 5-18-4 of the Lisle Village Code, modification of the minimum east side yard setback from 80 feet to 40 feet for the existing building and 67 feet measured to the nearby second side lot line in the shared driveway.
d. In accordance with Sections 5-4-3, 5-13-8(C), and 5-18-4 of the Lisle Village Code, modification of the minimum side yard parking facility setback from 80 feet to 45 feet (west) and from 80 feet to zero feet (east along two interior side lot lines).
e. In accordance with Sections 5-4-3, 5-13-8(C), and 5-18-4 of the Lisle Village Code, modification of the minimum front street parking facility setback from 100 feet to 22 feet (south).
f. In accordance with Sections 5-4-3, 5-13-8(C), and 5-18-4 of the Lisle Village Code, modification of the minimum side street existing parking facility setback from 100 feet to 27 feet (east).
g. In accordance with Sections 5-4-3, 5-8-1(F) and 5-18-4 of the Lisle Village Code to allow poles for athletic facility lighting and netting as follows: (1) athletic netting no closer than 1 foot to the east lot line and no closer than 41 feet to the south lot line; (2) athletic facility lighting no closer than 21 feet to the west lot line, no closer than 86 feet to the south lot line, no closer than 10 feet to the east lot line along Cabot Drive.
h. In accordance with Sections 5-4-3, 5-8-1(F) and 5-18-4 of the Lisle Village Code to allow athletic facilities in yards as follows: (1) the playing area of the soccer field not less than 15 feet from the east lot line along Cabot Drive and not less than 59 feet from the south lot line; and (2) the tennis court and related fencing no less than 24 feet from the west lot line and not less than 87 feet from the south lot line.
i. In accordance with Sections 5-11-3(H) and 5-18-4 of the Lisle Village Code, modification of the prohibition of off-premises signs, in order to allow continuation of the existing off-premises sign benefitting the Property situated adjacent to Cabot Drive as required in an easement recorded as Document No. R2004-282671 or as such easement may be amended or replaced.
j. In accordance with Sections 5-11-5(D) of the Lisle Village Code to allow temporary banner signs with an area not to exceed 45 square feet.
k. In accordance with Sections 5-12-6(B)(2) of the Lisle Village Code to reduce the perimeter buffer yard requirements on the east and west lot lines and to allow the landscape plan as a plan for alternative compliance.
l. In accordance with Sections 5-13-8 and 5-18-4 of the Lisle Village Code, modification of the minimum dimension for parking stalls to allow existing and new parking stalls to be 8.5 feet wide by 18 feet long.
m. In accordance with Sections 5-15-4 and 5-18-4 of the Lisle Village Code, modification of maximum correlated color temperature of 4,000 Kelvins to 5,700 Kelvins for outdoor athletic facility lighting.
n. In accordance with Sections 5-15-4 and 5-18-4 of the Lisle Village Code, modification to allow the measurement of 1.00 foot-candles to be taken at the existing west curb line of Cabot Drive where lot line foot-candles without landscaping accounted for at 1.3, 3.8 and 1.7 foot-candles and the curb line foot-candle measure is not greater than 0.6.
o. In accordance with Sections 7-6-1 and 5-18-4 of the Lisle Village Code to continue the waiver of sidewalks, streetlighting and parkway landscaping along Cabot Drive and Warrenville Road.
p. In accordance with Section 5-16-3(G) and 5-18-4 of the Lisle Village Code, modification to the requirement that a primary building material of face brick, stone, or glass encompass a minimum of 50% of the exterior wall area and 100% if the ground level.
q. In accordance with Section 5-16-3(G) and 5-18-4 of the Lisle Village Code, modification to the requirement that an accent building material encompass a maximum of 50% of the exterior wall area.
r. In accordance with Section 5-16-3(H) and 5-18-4 of the Lisle Village Code, modification to the requirement that parapets be provided with horizontal tops having height changes of at least one foot occurring not less than every 100 feet of building frontage with a minimum of three height changes of at least one foot.
s. In accordance with Section 5-16-3(J) and 5-18-4 of the Lisle Village Code, modification to the requirement that street facing facades and facades adjacent to parking areas or pedestrian paths to incorporate transparent features (clear glass on windows and doors) over 35% of the wall surface area at ground level.
t. In accordance with 5-16-3(F) and 5-18-4 of the Lisle Village Code, modification to the requirement that all facades of a building that are visible from adjoining properties and/or streets shall feature architectural features similar to the street facing façade.
3. Special use permit for a school under Sections 5-7-4, 5-7-6(L), and 5-17-12 of the Lisle Village Code.
Purpose: To allow a major change to the Corporate Lakes, Phase 1, Planned Unit Development and authorize the conversion of an existing office building to a school with outdoor athletic facilities and new gymnasium.
